Nestled above the Coly Valley in the village of Southleigh, East Devon, Glebe House has long been a place of gathering. Once a family home, it remains intimate and personal - a unique Georgian guest house to return to after walking the cliffs, swimming in Lyme Bay, or exploring the area of outstanding natural beauty.

With 9 bedrooms including three self-contained cabins and an annexe, this guest house in Colyton is spacious enough for guests to find their own little nook within the house. There's plenty of opportunity to relax with two inviting living areas with fireplaces perfect for reading or playing a game. Being just 3 miles from the sea and overlooking the Coly Valley, you can watch the sea mists roll in through the rolling hills while enjoying the quiet and uninterrupted views that are right on your doorstep.

Our Michelin-green-star restaurant consists of 4 comfortable separate dining areas suitable for both small & larger groups, with glorious views and unique original art. Guests enter through the garden room at the front of the house which has views down the spectacular Coly Valley.

Set in 15 acres / 7 hectares of land area is the boutique guest house and farm-to-table restaurant with a large mature garden, kitchen garden, and a growing area. The gardens, outdoor swimming pool (open between May - September), and tennis court are also available for you and your group enjoyment.

  • Tucked away in a quiet and peaceful part of the garden, Southleigh Wood is a cabin surrounded by trees. And overlooking the beautiful Coly Valley, this country house cabin is designed to work harmoniously with the landscape with large windows to fully immerse oneself in nature.

    Soak under the stars in the large outdoor fireclay bathtub and get cosy on the private terrace with the fire pit, sheltered by the large oak tree.

    Enjoy the privacy of your own kitchen, terrace and small fenced off garden area, comfy sofa, wood burner, king bed and rainfall shower room.

    Family- and dog-friendly cabin. Camp beds are available at Β£30 per night, and travel cots at Β£15 per night. Dogs will be charged a flat rate of Β£50 to cover additional housekeeping costs.

  • A spacious, self contained annexe, The Old Kitchen is situated in the oldest part of the house with distinctive design features such as an old wash basin and a working wood burner.

    The Old Kitchen has a super king bed, a comfortable sofa, a freestanding bath in the bedroom and a walk in shower room. With a breakfast seating area, breakfast service is available on request.

What’s Included in All Your Stays

Terms & Conditions

Please take some time to read our Terms & Conditions, including our Cancellation Policy.

  • Breakfast is included in the room rate. We take full payment upon booking the rooms. Any restaurant costs, drinks, and extras will be settled on departure.

    Checking in and out:

    • Check in is at 3pm and check out is at 10am.

  • We charge a cancellation fee of 1.5% of the room booking value to cover the transaction costs from our payment gateway. Cancelled rooms are fully refundable (less our cancellation fee) up to 7 days prior to arrival. Any cancellations or no-shows made after this time will be charged for the entire stay and are non-refundable.

    If you have made a reservation for 2 or 3 rooms, we require 14 days' notice for cancellation or amendments. For bookings of 4 or more rooms, we require a minimum of 6 weeks' notice. Amendments will always be subject to availability and rates may differ accordingly.

    We strongly advise that you have travel insurance to cover the risk of cancellation.

    If you would like to cancel a room or table, we ask that you notify us in the maximum amount of time possible.

    Table reservations cancelled within 48 hours will be charged 50% of the meal price per person.

    In the event of cancellation or "no-show" on the day of your booking, the cost of your entire dinner or lunch menu will be charged to your card.

  • If you would like to bring your own wine to drink in the restaurant, we would ask kindly if you could notify us in advance.

    Two bottles per table is permitted, we request bottles that are not already listed on our wine list. Corkage is charged at Β£30 per bottle (75cl).

  • We will post any lost property back to guests but postage and packaging will be charged and Glebe House Devon will not be liable for any lost property.

  • We operate a minimum two nights stay from Thursday - Saturday and one night from Sunday - Wednesday. We sometimes offer flexibility on this depending on room availability so please do get in touch and we will see if we can accommodate. 

  • The Old Kitchen and Southleigh Wood are our child-friendly rooms.

    When both Crows' Nest cabins are booked together, they are ideal for families. Guests with babies in arms (under 1 year old) are also welcome to book.

    If you would like to bring your young children and babies, we have a couple of travel cots and camp beds. We charge Β£30 per night for camp beds and Β£15 per night for travel cots to cover the additional breakfast and laundry for young children.

  • The outdoor swimming pool is available for your enjoyment between the months of June and September. Anyone under the age of 16 must be accompanied by an adult at all times, our pool is unsupervised and guests are encouraged to take care when using this facility. Guests use the pool at their own risk.

    The tennis court is available to use all year round.

  • Some of our rooms have different rates for single and double occupancy. If you have booked a room for single occupancy but need to change to double, please make us aware so we can accommodate catering and housekeeping.

    If we find additional guests have been staying in the bedrooms, guests will be charged accordingly at check out.

  • The Old Kitchen, Southleigh Wood, and our Crows' Nest Cabins are our dog-friendly rooms. Dogs will be charged a flat rate of Β£50 to cover housekeeping costs. We have outlined a few house rules below to follow should you decide to bring your dog:

    • Dogs should always be kept on a lead in the communal areas

    • Dogs are strictly not allowed on beds and sofas

    • Dogs must be kept on a lead in the restaurant area

    • Owners should pick up any mess from their dogs 

    • If your dog is barking indoors, please make every effort to quieten them down

    • Bed and bowls are provided

    • If your dog has caused any damage within the guesthouse, then you will be charged accordingly.

  • We kindly ask that you refrain from smoking inside. If you need to smoke, please ensure that it is outside away from other guests and please use the ashtrays provided.

  • Should any damages or theft be made to the property by guests during their stay, guests are fully liable and will be charged in full to cover the costs incurred. Please take some time to read our Terms & Conditions, including our cancellation policy.
